How to Write a Property Listing That Sells (Rudrapur Examples)

Titles, photos, price and the details buyers actually ask about — a practical checklist for listings that get serious enquiries.

Taking a photo of a house with a phone for a property listing

Two identical 3 BHK houses on the same road can get completely different responses online. The difference is almost always the listing: the title, the photos, the price and the details.

Here's how to write a listing that gets serious buyers to call — with examples from Rudrapur.

1. A title that says exactly what it is

Buyers scan titles in a list. Put the most important facts first: size, type, area.

  • Weak: "Beautiful house for sale, good location"
  • Strong: "3 BHK independent house, 150 gaj, east-facing — Awas Vikas, Rudrapur"
  • Strong: "2 BHK flat with lift & parking in gated society — Kichha Road"

2. Photos: the most important part

  • Shoot in daylight with lights on and curtains open
  • Clean and declutter first — remove bikes, laundry, piles of shoes
  • Hold the phone horizontally at chest height; stand in a corner to show the whole room
  • Cover the front, every bedroom, the kitchen, bathrooms, the terrace or balcony, and the street outside
  • For plots: the boundary, the approach road and any corner or park view

On 6X Properties you can add 10 photos per listing on the free plan, 25 on Economy and 50 on Premium — plus a video or virtual tour on paid plans.

3. Price it — and be honest

Always show a price. Buyers filter by budget, and listings without one get skipped. Look at similar homes in the same locality, and price slightly above your bottom line so there's room to negotiate. Tick "price negotiable" if it is.

4. The details buyers actually ask about

Answer the questions that would otherwise be your first five phone calls:

  • Area: plot size (gaj or sq ft) and built-up / carpet area
  • Floors and facing: number of floors, which floor (for flats), east/north facing
  • Age and condition: ready to move, year built, recent renovation
  • Water, power and parking: municipal supply or borewell, power backup, covered parking
  • Papers: registry, mutation done, approved map, home-loan eligible
  • Nearby: schools, hospitals, market, distance to SIDCUL or the bus stand

5. A description that reads like a person wrote it

Two or three short paragraphs are enough. Start with who the home is perfect for ("ideal for a family that wants a ground-floor bedroom for parents"), then the highlights, then the practical details. Avoid ALL CAPS and long lists of adjectives.

6. Choose the right type and locality

Pick the correct property type (independent house, villa, builder floor, apartment, plot) and the exact locality. On 6X Properties, that's what puts your listing on the right Rudrapur pages — for example, a 2 BHK independent house appears on the 2 BHK houses in Rudrapur page automatically.

7. Keep it up to date

Update the price when it changes, and mark it sold when it's gone. Fresh, accurate listings build your reputation with buyers.

Put it into practice

Create a free account, choose Agent / Broker or Owner, and add your first listing — it takes about ten minutes. Our team reviews every listing before it goes live, so buyers know they're looking at genuine properties.
