Property for Sale in Delhi
Delhi's housing market is unlike anywhere else in the country: much of it is made up of builder floors and independent houses in established colonies, DDA flats in planned areas like Dwarka, Rohini and Vasant Kunj, and a smaller number of new apartment projects. The Delhi Metro reaches almost every part of the city, so location is about more than distance alone.

What to check before you buy
Know the property type
A builder floor, a DDA flat and an independent house in the same colony can come with very different ownership, maintenance and loan rules — confirm exactly what you're buying.
Check the colony's status
Approved, regularised and unauthorised colonies are treated differently for registration, loans and building plans. Ask before you shortlist.
Metro and parking
A short walk to a metro station adds daily convenience; dedicated parking is valuable in older colonies where street space is tight.
Budget for the total cost
Add stamp duty, registration and legal fees — and for new flats GST, parking, location charges and maintenance deposits — so the final number doesn't surprise you.
Ready-to-move or under construction?
A ready home with an occupancy certificate lets you see exactly what you get and avoids GST; an under-construction home may cost less but carries delay risk. Check the builder's delivery record.
Let the bank check too
Even if you pay partly from savings, a lender's legal and technical verification is a useful independent check on the title and approvals.

Frequently asked questions
+Which documents should I check before buying in Delhi?
Check the registered sale or conveyance deed and the chain of earlier deeds, mutation in the municipal records, a sanctioned building plan and completion/occupancy certificate, and paid-up property tax. For DDA flats confirm freehold conversion, and for new projects check registration with RERA Delhi. Make sure the property isn't in an unauthorised colony unless you understand the regularisation status.
+Can I get a home loan for a property in Delhi?
Yes — banks and housing finance companies lend widely across Delhi NCR, provided the title is clear and the project or building is approved. Many projects are pre-approved by lenders, but the bank still runs its own legal and technical checks on your unit.
+What is a builder floor in Delhi?
A builder floor is one floor of a low-rise building (usually two to four storeys) built on a single plot, with each floor sold as a separate home. It offers more space and privacy than a typical flat. Check who has roof rights, how parking is allotted and that the sanctioned plan covers every floor.
+What does freehold conversion of a DDA flat mean?
Many DDA flats were originally allotted on leasehold. Owners can apply to DDA to convert them to freehold, which simplifies resale and registration. When buying a DDA flat, ask whether it has been converted and see the conveyance deed.
+What about properties in unauthorised colonies?
Delhi has many unauthorised colonies. Under the PM-UDAY scheme residents can apply for ownership rights, but loans, building approvals and resale can still be harder. Understand the colony's status and the documents available before buying.
+What is the difference between carpet area, built-up area and super area?
Carpet area is the usable floor area inside your walls. Built-up area adds the thickness of the walls and sometimes balconies. Super (built-up) area also adds a share of common spaces such as lobbies, lifts and stairs. Under RERA, new projects must be sold on carpet area — always compare homes on carpet area and price per carpet sq ft.
+What costs should I budget for beyond the price in Delhi?
Plan for stamp duty and registration (the rate depends on the state and sometimes on whether a woman is a buyer — confirm the current rate), legal fees, and for new flats GST, parking charges, preferential location charges, a maintenance deposit and any club membership. For resale homes, add brokerage and the cost of any repairs.
+Is GST charged on flats?
GST applies to under-construction flats. It does not apply to ready-to-move flats that have received an occupancy or completion certificate before the sale, or to resale homes. Check the GST and other charges in the builder's cost sheet before you book.
+How do I check a project's RERA registration in Delhi?
Search for the project by name or registration number on the RERA Delhi website. Check the promoter, the approved plans, the declared completion date, quarterly progress updates and any complaints. A project that must be registered but isn't is a serious warning sign.
+Can NRIs buy property in Delhi?
Yes. NRIs and OCI card holders can generally buy residential and commercial property — flats, houses and plots for building — but not agricultural land, plantations or farmhouses, unless inherited. Payments must come through normal banking channels such as an NRE or NRO account.
