Haryana RERA: Checking a Gurugram or Faridabad Project

For new projects in Gurugram, Faridabad and the rest of Haryana, the regulator is Haryana RERA. Before you book a flat, a quick check on its records can save you years of trouble.

Which projects must be registered?

Most new residential projects — generally those on more than 500 square metres of land or with more than eight units — must be registered with Haryana RERA before they can be advertised or sold. Agents selling these units must be registered too.

How to check a project

Search the project on the Haryana RERA website by name or registration number. Check:

• the registration number matches the advertisement
• the promoter's details and other projects
• the licence issued by the Town & Country Planning department
• approved building plans and the number of units
• the declared completion date and quarterly progress reports
• any complaints and orders

Licence and occupation certificate

In Haryana, private colonies and group housing are built under licences from the Town & Country Planning department. For a completed project, confirm the occupation certificate (OC) has been issued — without it, possession and registration can be problematic.

Your key protections

• sale on carpet area
• no more than 10% advance before a registered agreement for sale
• 70% of collections kept in a separate project account
• interest or refund with interest for delayed possession
• five-year liability for structural defects

Red flags

• no RERA number, or one that doesn't match
• an OC that's "expected soon" for a building where people already live
• cost sheets with unexplained extra charges
• many complaints against the builder
