Seven tips for financing an NCR flat — from EMI planning to pre-EMI interest.

Most NCR flats are bought with a home loan. A little planning makes the process smoother and can save you a meaningful amount over the loan term.

1. Decide your EMI first

Work out the EMI you're comfortable with, then the loan amount, then the price — not the other way round. Banks typically keep all your EMIs within roughly 40–50% of your take-home income. Use our EMI calculator.

2. Check your credit score

A good credit score helps both approval and your interest rate. Clear small overdue amounts before applying.

3. Use project approvals — but don't rely on them

Many NCR projects are pre-approved by several banks. That's a good sign, but the bank will still check your individual flat's papers. For resale flats, the bank's legal check is a valuable second opinion.

4. Know what banks look for in the NCR

  • occupancy certificate for completed buildings
  • RERA registration for new projects
  • in Noida and Greater Noida, leasehold paperwork and the authority's permission or transfer documents
  • a clear title with no unapproved construction

5. Under-construction disbursement

For under-construction flats, the bank pays the builder in stages as construction progresses. You'll pay pre-EMI interest on the amount released until full disbursement. Factor this in if you're also paying rent.

6. Compare more than the rate

Look at processing fees, the reset of floating rates, prepayment terms and how quickly the lender disburses.

7. Tax benefits

Principal and interest on a home loan may be deductible under the Income Tax Act, depending on the tax regime you choose. Check with your CA.
