Documents to Check Before Buying Property in Kashipur
A step-by-step checklist of the papers to see — and verify — before you pay a token amount for a house, flat or plot in Kashipur.

Most property problems in small cities don't come from the price — they come from the papers. A missing mutation, a plot that is still recorded as agricultural land, or an undisclosed loan can stop a sale, block a home loan or cost you years in court.
Use this checklist before you pay any token amount for a house, flat or plot in Kashipur.
1. Title: who really owns it?
- Registered sale deed in the seller's name, and the chain of earlier deeds going back at least 13 years where possible
- Khatauni (the revenue land record) showing the seller as the recorded owner of that khasra number
- Mutation (dakhil-kharij) — proof the ownership change was entered in the records after the last sale. A deed without mutation is a red flag
- If the seller inherited the property: the succession or inheritance papers, and the consent of every legal heir
2. Land category and approvals
- For a plot, confirm the land is non-agricultural — converted for residential use (commonly called a 143) — or lies inside an approved residential colony
- For a house, ask for the sanctioned building map from the competent authority and compare it with what has actually been built
- For a new flat or a colony by a developer, check the project's registration on the Uttarakhand RERA website
Rules on buying agricultural land in Uttarakhand were changed in 2025 and depend on the district and the exact location. If the land is agricultural, get a local advocate to confirm what applies before you go further.
3. Loans and disputes
- An encumbrance certificate or a search at the sub-registrar's office, showing no mortgage or charge on the property
- If the seller has a home loan, get the bank's outstanding loan letter and agree how it will be closed at registration
- Ask neighbours and check with the tehsil whether there is any boundary dispute or court case
4. Dues and connections
- Latest house-tax receipt from the municipal corporation
- Electricity and water bills paid up to date, in the seller's name
- For a flat: a no-dues letter from the society or builder for maintenance
5. At the agreement and registration
- Pay the token only against a written agreement to sell that states the price, the payment schedule, the registration date and what happens if either side backs out
- Make payments by bank transfer or cheque, not cash, so there is a record
- After registration, apply for mutation in your own name right away
Let the bank check too
If you are taking a home loan, the bank's legal and technical verification is a free second opinion on the papers. Wait for it to clear before you pay the full amount.
