Faridabad Buyer's Guide: Old Sectors vs Greater Faridabad
Established sectors vs Greater Faridabad (Neharpar) — what each offers and what to check.
SSite Admin · · 7 views
Faridabad is one of the oldest industrial cities in the NCR, and it offers something many buyers want: established sectors with markets and metro access, plus newer societies in Greater Faridabad. Here's how the two compare.
Established sectors and NIT Faridabad
The older planned sectors and NIT (New Industrial Township) Faridabad have mature markets, schools, hospitals and parks. Homes are a mix of independent houses, builder floors and older apartment blocks. The Violet Line metro runs through the city towards Delhi.
Good for: families who value an established neighbourhood and metro access.
Greater Faridabad (Neharpar)
Greater Faridabad — often called Neharpar, as it lies across the Agra Canal — is where many newer apartment societies have come up. It usually offers more space for the money and modern societies with amenities.
Good for: buyers who want a newer gated society and are comfortable with a developing area.
HSVP sectors and private colonies
As in Gurugram, some Faridabad sectors were developed by HSVP (formerly HUDA) and others by private developers under licence. Approvals, maintenance and transfers differ — check which applies to the home you like.
What to check
- Haryana RERA registration for new projects
- the builder's licence, approved plans and occupation certificate
- for resale: registered deed, chain of title, property tax and a no-dues from the society
- water supply, power backup and road access, especially in newer sectors
Commute
Faridabad connects to Delhi by the metro and highway, and to Gurugram and Noida by road. Test the journey at your actual travel times.
