Buying Near Noida Airport (Jewar) & Yamuna Expressway: 2026 Guide
Jewar airport is now flying. Here is what YEIDA is, plot schemes vs builder projects, real connectivity status, and the risks to check before you buy.

For more than a decade, "Jewar" was a word property brokers used to sell a future. That future is now partly here. Noida International Airport began commercial flights in June 2026, and the Yamuna Expressway belt is one of the most talked-about places to buy land or a flat in NCR. But an airport opening does not make every plot or project near it a good buy. This guide explains who controls the area, how authority plots differ from builder projects, where the airport and connectivity projects actually stand, and the risks you should weigh before you put money down.
What is YEIDA?
YEIDA is the Yamuna Expressway Industrial Development Authority. It is a Uttar Pradesh government authority that plans and develops the land along the Yamuna Expressway, roughly from Greater Noida towards Agra, including the area around the airport at Jewar. Like Noida and Greater Noida, this area is not run by a municipal corporation. The Authority acquires land, plans sectors, allots plots and builds trunk infrastructure such as roads, water and sewer lines.
The single most important thing to understand is that land allotted by YEIDA is usually leasehold, not freehold. You get a long lease from the Authority, not outright ownership of the land. YEIDA's 2026 residential plot scheme, for example, offered plots on a 90-year lease counted from the date of the lease deed. Leasehold is normal across the Noida, Greater Noida and YEIDA belt, and it is not a reason to avoid buying, but it changes how transfers, lease rent and future permissions work. Airport status as of late 2026
Here is what can be confirmed from official and news sources:
- Commercial flights started on 15 June 2026. All India Radio's news service reported that the airport began commercial operations that morning, with the first flight going to Lucknow. IndiGo was the launch airline, and Akasa Air started flights the next day.
- The flights so far are domestic. Travel and aviation reports from June 2026 said international services were planned later, but we could not find a confirmed start date for international flights. If an international route matters to your decision, check the airport's own news page.
- Phase 1 capacity is about 1.2 crore passengers a year. The Civil Aviation Minister said at the launch that capacity would rise to over 7 crore passengers a year once all phases are complete. Later phases will take years.
- Cargo operations have also begun, according to the airport's official news page.
So the airport is real and working, but it is in its first phase. The full "aerotropolis" picture that many brochures show depends on future phases, industrial units, and jobs that will take time to arrive.
Connectivity: what is open and what is still planned
Connectivity is where marketing claims and ground reality most often drift apart. Treat every project in three buckets: open, under construction, and approved or proposed.
- Yamuna Expressway is open and is the main road link from Greater Noida to the airport area.
- Faridabad–Jewar link road: A Tribune report from March 2026 described the 31-km greenfield road from Ballabhgarh (Sector 65, Faridabad) to the airport as newly built and said it cut travel time sharply. Other listings still show parts of the corridor as under construction. Drive it yourself, or check NHAI or local news before you rely on it.
- Namo Bharat (RRTS) links: The Tribune reported that the detailed project report for a Namo Bharat corridor connecting the airport with Gurugram and Faridabad has been approved. A Ghaziabad–Jewar line has also been discussed. As of our research, these are at the planning stage, not under operation.
- Delhi–Mumbai Expressway connection: The Faridabad link is meant to connect the airport region with the Delhi–Mumbai Expressway, which matters for logistics and for buyers who work in Faridabad or Gurugram.
A simple rule: when a seller says "metro coming", ask for the approval document and the expected date, and value the property as if that project does not exist yet. Anything that arrives later is a bonus.
YEIDA plot schemes vs builder projects
There are two main ways to buy in this belt, and they suit different people.
Authority plot schemes
YEIDA periodically launches residential plot schemes, usually allotted by draw of lots. The 2026 scheme, reported by Business Today, offered 973 plots in Sectors 15C, 18 and 24 at a reported land rate of ₹36,260 per square metre, with sizes from 162 to 290 square metres. Key features of that scheme:
- Applicants paid 10% of the plot premium as a registration amount with the application.
- Successful allottees had to pay the balance within a short window (60 days, with a possible extension), rather than in long instalments.
- One plot per applicant, and people already allotted a YEIDA residential plot were excluded.
- A share of plots was reserved for farmers whose land had been acquired.
The appeal is clear: you deal directly with a government authority, the price is fixed, and the title chain is simple. The catch is that a plot is only land. You will need to budget for construction, approvals and the time it takes for the sector to fill up with neighbours, shops and services. Applying is also no guarantee, since popular schemes receive far more applications than plots. YEIDA also runs e-auctions for group housing and other plots; we have covered that separately in YEIDA group housing plot scheme 2026 e-auction.
Builder projects
Builders take land from YEIDA (often by auction) and develop group housing societies or plotted townships. You buy a flat or villa from the builder, not from the Authority. This route gives you a ready community and amenities, but adds builder risk: delivery delays, unpaid dues to the Authority, and changes to the plan. Some housing projects along the Yamuna Expressway have historically been stuck for years, which is why checking the builder matters as much as checking the location. Our guide on how to check a builder's track record in NCR walks you through it.
Risks to weigh honestly
Speculation and resale liquidity
Prices around Jewar have been driven heavily by expectation. In such markets, a lot of buyers are investors waiting to sell to the next investor. That can make resale slower than you expect, especially for empty plots in sectors with no occupation yet. Before buying, ask: who will rent or buy this from me in five years, and what will they use it for?
Leasehold conditions
On leasehold land, the lease deed sets the rules. Read it for lease rent (annual or one-time), transfer charges, time limits for construction on plots, and penalties if you do not build in time. Transfers usually need permission from the Authority and payment of its dues.
Project delays and Authority dues
For builder projects, delays can come from finance problems or disputes over dues the builder owes to the Authority. Ask the builder whether land dues to YEIDA are paid, and whether the project has any pending case.
Unverified "airport-facing" claims
Not every project that uses "airport" in its name is actually close to it. Check the exact sector on the YEIDA master plan and measure the real driving distance.
Check UP RERA before you pay a rupee
Any builder project or plotted development that needs registration under RERA must be registered with UP RERA before it is advertised or sold. On the UP RERA portal you can see the registration number, the promoter's details, the approved plan, the declared completion date, and quarterly progress updates. Match the RERA number in the brochure with the portal. A missing registration, or an expired completion date with no extension, is a serious warning sign. Our step-by-step guide on how to check a UP RERA project shows exactly where to click.
For YEIDA's own plot schemes, read the official brochure on the Authority's website, and apply only through the official portal. Be wary of anyone who offers to "guarantee" an allotment for a fee.
Who should consider buying here?
- Long-term plot buyers who can hold for many years and do not need rental income right away.
- People whose work is tied to the airport, logistics or the industrial units coming up along the expressway.
- End users in Greater Noida or Noida who want more space for the money and accept a longer commute for now.
It is probably not a good fit if you need steady rent from day one, you are buying with a large loan on the hope of a quick resale, or you are relying on a metro or rail line that is still only on paper.
A quick checklist
- Confirm the exact sector and its status on the YEIDA master plan.
- For builder projects, match the UP RERA registration and check the completion date.
- Read the lease deed or allotment letter for lease rent, transfer and construction conditions.
- Ask for proof that dues to the Authority are paid.
- Value the property on today's connectivity, not promised projects.
- Visit the site on a working day and drive the real route to the airport and to your workplace.
