Sohna & South Gurugram Buyer's Guide: Roads, Checks, Pros and Cons
Sohna Road, new sectors on the elevated corridor and Sohna town are different markets. What to check: HRERA, DTCP licence, OC, water and sewer.

South Gurugram has changed a lot in the last few years. The Sohna Elevated Corridor took much of the pain out of the drive from Rajiv Chowk, the Delhi–Mumbai Expressway now starts its long run south from near Sohna, and builders have launched many projects in the sectors along the way. Prices here are often lower than in central Gurugram, which makes the area tempting for first-time buyers. But "South Gurugram" is not one market. A flat on the older stretch of Sohna Road, a new launch in the sectors near the elevated road, and a plot in Sohna town are very different purchases. This guide helps you tell them apart and check the right things.
Know the three zones
Sohna Road (the Gurugram end)
This is the older, established stretch running south from Subhash Chowk and Vatika Chowk, lined with sectors that have been occupied for years. Here you will find mature societies, schools, offices and shops. Resale flats are common, and you can actually see how a society is run before buying. Prices tend to be higher than further south because the area is lived-in.
The new sectors along the elevated corridor
Further south, sectors on both sides of the corridor towards Badshahpur and beyond have seen a wave of new launches and under-construction projects. Many are a few years away from full occupation. Infrastructure such as sector roads, water lines and sewer connections may still be catching up with the buildings.
Sohna town and its surroundings
Sohna is an old town with its own municipal body, separate from the Municipal Corporation of Gurugram. Around it, the Haryana Department of Town and Country Planning (DTCP) has planned new sectors under a separate development plan. Many affordable housing and plotted projects sit here. It is further from Gurugram's job hubs, and civic services in newer sectors can lag behind.
The roads that changed the area
Sohna Elevated Corridor
The six-lane corridor on NH-248A runs about 22 km from Rajiv Chowk in Gurugram to Sohna, with a long elevated section over the old road. It opened to traffic in July 2022. It has made Sohna far more reachable, though it has also had structural problems: a portion of the road surface caved in near Subhash Chowk in July 2024, according to news reports. That is a reminder that infrastructure needs ongoing maintenance, not that the road is unusable.
Delhi–Mumbai Expressway
The first section of the Delhi–Mumbai Expressway, from Sohna to Dausa in Rajasthan, was opened by the Prime Minister in February 2023. The expressway has an interchange linked to the Sohna corridor near Alipur. A separate spur from Delhi via Faridabad towards Sohna has been opening in stages; its Delhi end was still being completed in 2026, so check NHAI updates for the current status. For residents, the expressway is mostly useful for travel towards Rajasthan and for logistics jobs, not for the daily office commute.
Planned links
There are several proposals around Gurugram, such as new elevated sections on the Southern Peripheral Road and an elevated corridor at the NH-919 and NH-248A junction near Sohna. Treat these as future possibilities. Value a property on what exists today.
What to check before you buy
HRERA registration
Sohna and the sectors around it are in Gurugram district, so new projects must be registered with the Haryana Real Estate Regulatory Authority, Gurugram (HRERA Gurugram). On the HRERA website you can see the registration certificate, the promoter, the approved plans, the declared completion date and quarterly updates. Check that the registration number in the brochure matches the portal, and that the completion date has not quietly expired. Our guide on how to check a Haryana RERA project shows the steps.
DTCP licence
In Haryana, a colony or group housing project needs a licence from DTCP. The licence number should be on the RERA page and in the builder's documents. Look it up on the DTCP website and check:
- that the licence is valid or has been renewed,
- that the land area in the licence matches what the builder is selling,
- whether the licence is for group housing, affordable housing, or a plotted colony, because the rules differ.
Occupation certificate (OC)
For a ready flat, ask for the occupation certificate issued by DTCP. Without an OC, a building is not legally ready for people to live in, and you may face problems with registration, loans and utility connections. For resale flats, also ask for the conveyance deed and the society's no-dues letter. Our resale flat checklist for Noida and Gurugram covers this in detail.
Water and sewer availability
This is the question most buyers forget. In parts of new Gurugram and the Sohna belt, sectors developed faster than the public water supply and sewer network. Some societies depend on borewells or water tankers until a regular supply line from the development authority reaches them. Ask the builder or RWA directly:
- Is the society connected to the public (GMDA or municipal) water supply, or is it on borewell or tanker water?
- Is the sewer line connected to the main network, or does the society run its own treatment plant?
- Who pays for tanker water, and how is it charged in the maintenance bill?
Talk to residents of a nearby occupied society. They will tell you more in ten minutes than any brochure.
Power and maintenance costs
Ask whether the society has a direct electricity connection from the distribution company or a single-point connection run by the builder or maintenance agency, and what the power backup and maintenance charges are. Ask to see a recent maintenance bill from an existing resident.
Pros of buying in South Gurugram
- Lower entry price than central Gurugram for a comparable flat, especially further south.
- Better road access than before, thanks to the elevated corridor.
- Plenty of choice, from affordable housing to premium projects and plots.
- Green surroundings near the Aravalli hills in parts of the belt.
Cons to weigh
- Distance from job hubs. From Sohna town, offices in Cyber City or Golf Course Road are a long drive, and traffic at junctions near the Gurugram end can still be heavy.
- Infrastructure lag in new sectors: internal roads, water, sewer and public transport.
- Supply. Many projects are being built at once, which can slow both rental demand and resale price growth in any one project.
- Builder risk on under-construction projects. Check the developer's history carefully; see our guide on checking a builder's track record.
Renting and resale: the honest picture
If you are buying to rent out, the established Sohna Road sectors usually rent more easily because tenants want short commutes, schools and shops nearby. In new sectors further south, it can take time for rental demand to build, and you may compete with many other owners who received possession around the same time.
Resale works the same way. A flat in an occupied, well-run society with an OC and clean paperwork sells more easily than a unit in a half-occupied project. For plots in Sohna, the buyer pool is smaller and resale can take longer.
We have deliberately not quoted current prices in this article, because they vary widely by sector and project and change quickly. Compare recent registered sale prices in the same society where possible, and treat brochure "appreciation" figures with caution.
Who is it right for?
- End users who work in South Gurugram, Sohna Road offices or along the expressway corridor.
- Families who want more space for the budget and can live with a longer commute.
- Long-term buyers who are willing to wait for infrastructure to mature.
If you commute daily to central Gurugram or Delhi and want a short drive, an established sector closer to the city may suit you better.
