Kashipur vs Rudrapur: Where Should You Buy a Home?

Both are growing towns in Udham Singh Nagar. Here is how Kashipur and Rudrapur compare for jobs, homes, connectivity and renting out — and how to choose.

Kashipur and Rudrapur are the two largest towns of Udham Singh Nagar district, and buyers in the region often weigh one against the other. Both have industry, good road links and homes that cost far less than in Delhi NCR or Dehradun. The right choice depends mostly on where you work and how you live.

Jobs and the local economy

Rudrapur is the district headquarters and sits next to the large SIDCUL industrial estate at Pantnagar, with hundreds of units and a big working population.

Kashipur has an older industrial base — paper mills, the industrial estate and units around Mahuakheraganj — plus IIM Kashipur and a long-established trading market.

If your job is at SIDCUL Pantnagar or in the district offices, Rudrapur saves you a daily commute. If you work in Kashipur's mills or units, or at the institute, Kashipur makes more sense.

Types of homes

Both towns are dominated by independent houses and plots, with a growing number of builder floors and gated colonies. Rudrapur has more large gated townships and apartment projects; Kashipur's new construction is concentrated in plotted colonies, especially along Ramnagar Road.

Connectivity

  • Rudrapur is on the main route towards Haldwani, Bareilly and Delhi and close to Pantnagar airport
  • Kashipur has a railway junction and road links towards Moradabad, Ramnagar and Jim Corbett, Jaspur and Bajpur
  • The two towns are connected by road via Bajpur, so living in one and working in the other is possible, but it is a real daily drive

Renting out

Both towns have steady rental demand. In Rudrapur it is driven by SIDCUL staff; in Kashipur by mill and factory staff, bank and government transfers and people connected to IIM Kashipur. Homes close to the main roads and workplaces let out fastest in either town.

How to decide

  • Work at SIDCUL Pantnagar or in district offices: Rudrapur
  • Work in Kashipur's industry, trade or IIM: Kashipur
  • Want a large gated township: Rudrapur has more choice
  • Want a plot to build on with more land: both, but compare Kashipur's Ramnagar Road colonies with Rudrapur's Gangapur Road and Bhurarani side
  • Family roots in either town: being near family and familiar schools often outweighs everything else

Look at both

The best way to choose is to shortlist a few homes in each town at the same budget and visit them on the same weekend. Browse property in Kashipur and property in Rudrapur, or tell us your budget and we'll call you back with options in both.
