Renting a Home in Kashipur: A Guide for Professionals, Families and Students

Every year, many people move to Kashipur — mill and factory staff, bank and government employees on transfer, and faculty, staff and students connected to IIM Kashipur. Most start by renting. Here is how to find the right place and avoid the usual problems.

Choose the area by your commute

• Industrial estate, paper mills and Mahuakheraganj side: look along Moradabad Road and the colonies near your unit; early shifts make a short commute worth a lot
• IIM Kashipur: Bajpur Road and the colonies near it
• Family with children: Awas Vikas and the central colonies, close to schools, hospitals and markets
• Newer, more spacious homes: Ramnagar Road

What to check before you say yes

• Water: is it municipal supply, a borewell, or both? Is there an overhead tank and enough pressure upstairs?
• Electricity: a separate meter for your portion, and the reading noted on move-in day
• Power backup: inverter wiring, if you need it
• Drainage: ask neighbours whether the lane floods in the monsoon
• Parking and security: a gate, lighting and a safe place for your vehicle

Money and paperwork

• Security deposit: commonly one to three months' rent, refundable. Agree in writing when and how it comes back
• Rent agreement: rent, deposit, notice period, annual increase, maintenance and who pays for which repairs — signed by both sides
• Receipts: pay by bank transfer or UPI so every payment is on record
• Police verification: owners are expected to get tenants verified with the local police; cooperate with it, it protects you too
• Photos on move-in: photograph every room and fitting so there is no argument at move-out

Sharing or a whole home?

Students and single professionals often share a house or rent a room or studio. Families usually take a full floor of an independent house. A full builder floor gives more privacy than a portion of the owner's own house.
