Buying a resale flat in an established society in Noida, Gurugram or Ghaziabad lets you see exactly what you're getting — but there are checks that are easy to miss. Use this list before you pay a token amount.
The flat itself
- check for seepage on ceilings and walls, especially near bathrooms and balconies
- test taps, flushes, switches and sockets
- look at windows, doors and the condition of the kitchen and bathrooms
- check the carpet area against the papers
The society
- condition of lifts, power backup and common areas
- water supply and storage
- parking allotted to this flat — ask for it in writing
- the monthly maintenance charge and what it covers
- whether the residents' association has taken over from the builder
- society rules on renting, pets and renovations
The paperwork
- occupancy certificate for the building
- registered sale or sub-lease deed and the chain of earlier deeds
- for Noida and Greater Noida: the transfer memorandum history and a no-dues from the authority
- no-dues from the society for maintenance
- if the seller has a loan: a letter from the bank on the outstanding amount and how originals will be released
Money and timing
- agree who pays transfer charges and when
- pay the token only against a written agreement
- if the price is ₹50 lakh or more, deduct 1% TDS for a resident seller
