UP RERA: How to Check a Noida or Ghaziabad Project

If you're booking a flat in Noida, Greater Noida or Ghaziabad, the project should be registered with UP RERA — the Uttar Pradesh Real Estate Regulatory Authority. Checking it takes a few minutes and is one of the best protections you have.

Which projects must be registered?

Under the RERA Act, most new residential projects must be registered before they are advertised or sold — generally projects on more than 500 square metres of land or with more than eight units. Real estate agents selling in registered projects must also be registered.

How to check a project

On the UP RERA website, search by the project name or its registration number. Look at:

• the registration number — it should match the one in the advertisement
• the promoter and their other projects
• the approved plans and number of units
• the declared completion date
• the quarterly progress updates filed by the builder
• any complaints or orders against the project

What RERA protects

• flats must be sold on carpet area
• the builder can't take more than 10% of the cost before signing a registered agreement for sale
• 70% of buyers' money must be kept in a separate account for the project
• if possession is delayed, you can claim interest or withdraw with a refund and interest
• the builder must fix structural defects reported within five years of possession

Red flags

• no RERA number for a project that needs one
• progress updates that don't match what you see on site
• many complaints or a history of delays
• pressure to pay a large booking amount before an agreement
