UP RERA makes on-site inspections mandatory before extending project deadlines in Noida, Ghaziabad and Lucknow, 6X Properties news

The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has made physical site inspections by its own technical team mandatory before it decides on a developer's request to extend a project's completion or possession deadline.

The rule applies to projects in Gautam Buddh Nagar (Noida and Greater Noida), Ghaziabad and Lucknow, the state's busiest real estate markets. In other districts, physical verification will continue to be handled by the respective development authorities.

What changed

Under the Real Estate (Regulation and Development) Act, 2016, a developer can ask RERA for more time to finish a registered project, for example because of force majeure events such as floods, earthquakes or war. Until now, these requests were judged largely on paperwork, including inspection reports and the status of occupancy or completion certificates.

Now, before an extension is considered, UP RERA's technical experts will visit the site and verify actual construction progress themselves.

Why UP RERA acted

According to a report in Outlook Money, the change followed a complaint received on 18 September 2026 from a Ghaziabad homebuyer. The complaint raised the concern that inspection documents submitted for extensions could be prepared through collusion between developers and local authority officials, and suggested that RERA use its own technical team instead. UP RERA adopted that approach.

What it means for homebuyers

  • Harder to stall on paper. A project that is not genuinely progressing will find it more difficult to win an extension backed only by documents.
  • More reliable timelines. If an extension is granted after an on-site check, the revised date should reflect the real state of construction.
  • Your rights stay the same. If a builder misses the registered possession date, buyers can still approach RERA for interest on delayed possession or a refund, depending on their case.

Before you book in Noida or Ghaziabad

  • Look up the project on the UP RERA website and note its registered completion date and any extensions already granted. Our step-by-step guide shows how to check a Noida or Ghaziabad project on UP RERA.
  • Visit the site yourself and compare progress with the builder's quarterly updates.
  • Prefer ready-to-move or nearly complete homes if you cannot afford a long delay.
