Builder Floors in Delhi: What to Check Before You Buy

Sanctioned plans, roof rights, parking and colony status — what to check before buying a builder floor.

Tree-lined residential street in Delhi

Builder floors are one of Delhi's most popular kinds of home. A builder floor is one floor of a low-rise building — usually two to four storeys — built on a single plot, with each floor sold as a separate home. They're common in South, West and North Delhi colonies, and also in parts of Gurugram and Faridabad.

Why buyers like them

  • More space and privacy than a typical flat, with fewer neighbours
  • No large society — often lower monthly maintenance
  • Established colonies with markets, schools and metro access nearby

What to check carefully

Sanctioned plan

The building should have a sanctioned plan covering every floor that's actually built. Extra floors or rooms built beyond the plan can cause problems with registration, loans and resale.

Roof and terrace rights

Find out who owns the roof — often the top-floor owner, sometimes shared. Get it written into the sale deed.

Parking

Ask exactly which parking space comes with your floor (stilt, front or none) and get it in writing.

Shared costs

Builder floors share the land, the staircase, the water tank and sometimes a lift. Agree how costs for these are split with the other owners.

Completion and occupancy

Ask for the completion or occupancy certificate, and check the construction quality — waterproofing, seepage, wiring and plumbing.

Colony status

Delhi has approved, regularised and unauthorised colonies. Check which one you're buying in — it affects loans and registration. See our guide to unauthorised colonies and PM-UDAY.

Paperwork

  • registered sale deed and the chain of earlier deeds
  • mutation and paid-up property tax
  • the builder's agreement with the original plot owner (for new builder floors)
