Buying a Plot in Delhi NCR: What to Know

Plots are scarcer in the NCR than flats, but many buyers still want land to build their own home. Plots here come from a few different sources, and each has its own rules. Here's what to know before you buy.

Where plots come from

• Development authority schemes — authorities in Noida, Greater Noida and along the Yamuna Expressway allot residential plots through schemes, usually on lease
• HSVP sectors in Haryana — plots developed by the state's urban development authority
• Licensed private colonies — plotted developments by private builders in Gurugram, Faridabad and elsewhere
• Older colonies in Delhi — plots in established colonies, usually resale

What to check

Title and approvals

• for authority plots: the allotment letter, lease deed and any transfer records
• for private colonies: the builder's licence, approved layout plan and RERA registration (plotted developments are covered too)
• for resale: the registered sale deed and the chain of earlier deeds

Land use

Make sure the plot is meant for residential use. Agricultural land needs a change of land use before you can build, and NRIs can't buy agricultural land.

Building rules

Each authority sets rules on how much you can build (floor area ratio), setbacks and height. Find out before you buy, so you know what you can actually construct.

Timelines

Some authority leases require you to complete construction within a set period — check this, and any penalties for delay.

Services

Check road access, water, sewage and electricity connections, and whether the colony has been handed over to the local body.

Financing

Banks offer plot loans and composite loans (plot plus construction) for plots in approved layouts with clear titles.
