Freehold vs Leasehold Property in Delhi NCR
What freehold and leasehold mean and where you'll find each across Delhi NCR.

In the NCR, whether a property is freehold or leasehold depends a lot on where it is. It affects how you buy, sell and transfer it — so it's worth understanding before you sign.
Freehold
With freehold property, you own the land (or your share of it) and the building outright, with no lease from an authority. Most property in Gurugram and Faridabad and much of Delhi is freehold. Transfers happen by registering a sale deed.
Leasehold
With leasehold property, the land belongs to an authority and is leased for a long period. You can still buy, sell, rent and mortgage the property, but:
- transfers usually need the authority's records updated
- the authority may charge transfer fees
- lease terms and any dues to the authority apply
Where you'll see each in the NCR
- Noida and Greater Noida: land is generally leased from the development authorities, so most property is leasehold — see our leasehold and transfer memorandum guide
- Delhi: a mix — many DDA flats were leasehold but can be converted to freehold; see our DDA flats guide
- Gurugram and Faridabad: generally freehold, though plots in HSVP sectors come with the authority's own conditions on transfer and construction
- Ghaziabad: varies by area and scheme — check the documents
Does leasehold lower the value?
Not necessarily. Leasehold property in Noida is bought and sold every day, and banks lend on it. What matters is that the paperwork with the authority is complete and the dues are clear.
