Buying a Flat on Dwarka Expressway: What to Know

The Dwarka Expressway links Dwarka in Delhi with Gurugram, and the sectors along it on the Gurugram side have seen a wave of new high-rise housing. If you're considering a flat here, here's what to think about.

• Location between Delhi and Gurugram — useful for families with work or relatives on both sides
• Newer projects with modern layouts, amenities and green space
• Access towards the airport and Delhi without going through central Gurugram

What to check

Project status and RERA

Many projects here are new or still being built. Check each project's Haryana RERA registration, declared completion date, progress updates and any complaints. Look at the builder's record on earlier projects.

Occupation certificate

For a completed project, confirm the occupation certificate (OC) has been issued before you move in or take possession.

Daily infrastructure

New areas take time to mature. Check schools, hospitals, markets and public transport close to the specific sector, not just along the main road.

Total cost

Licence and plans

Gurugram projects are built under licences from Haryana's Town & Country Planning department. Ask to see the licence number and approved building plans.

Ready or under construction?
