One of the first decisions every buyer faces: buy a home that's ready to move into, or book one that's still being built? Both have real advantages. Here's how to weigh them.

Ready-to-move homes

Advantages

  • What you see is what you get — inspect the actual home, the view, the neighbours and the water supply
  • Move in immediately — no rent and EMI at the same time
  • No construction risk — no delays, no builder disappearing halfway
  • Easier to finance — banks are comfortable lending on completed, approved homes

Disadvantages

  • usually a higher price than the same home booked early
  • less choice of floor, layout or finishes
  • older resale homes may need repairs or renovation

Under-construction homes

Advantages

  • often a lower price, especially in the early stages of a project
  • staggered payments linked to construction stages
  • choice of unit, floor and sometimes finishes
  • a brand-new home with modern design

Disadvantages

  • delay risk — possession dates can slip
  • you may pay rent and EMI together until possession
  • the finished home may differ from the brochure
  • you rely on the builder's finances and track record

How to reduce the risk of an under-construction home

  • check the project's RERA registration and progress updates — see our RERA guide
  • look at the builder's past projects and talk to buyers who already live in them
  • pay according to construction stages, never large sums up front
  • read the agreement for possession date and delay compensation
  • choose a bank-approved project — the bank's checks are a useful second opinion

How to reduce the risk of a ready home

Which is right for you?

  • Need to move soon, or paying high rent? Ready-to-move.
  • Can wait two to three years and want a lower price? Under construction, from a builder with a good track record.
  • First-time buyer who wants the least risk? Ready-to-move, in a well-maintained building or colony.
