Couple planning their move surrounded by boxes

Buying your first home is exciting — and a little overwhelming. This checklist walks you through every stage, from setting a budget to getting the keys, with everything specific to buying in Rudrapur.

Stage 1: Budget

  • Decide the monthly EMI you're comfortable with, then work backwards using our EMI calculator
  • Save for the down payment (usually 10–25%), plus stamp duty, registration, legal fees, shifting and basic furnishing
  • Check your credit score and clear small dues
  • Talk to two or three lenders and get pre-approved — see our home loan guide

Stage 2: What and where

Stage 3: Shortlist and visit

  • Shortlist five to eight homes online, then visit the best three or four
  • Visit in daylight and again in the evening
  • Check water supply, drainage, seepage, wiring, parking and power backup
  • Talk to neighbours about water, power cuts and the area

Stage 4: Check the papers

Before paying anything more than a small token:

  • registered sale deed and the chain of earlier deeds
  • khatauni and mutation in the seller's name
  • approved map, and RERA registration for projects
  • encumbrance certificate — no loans or disputes
  • paid-up house tax, water and electricity bills

Full details: documents to check before buying property in Rudrapur. A local property lawyer is worth the fee.

Stage 5: Negotiate and agree

  • Compare prices of similar homes nearby
  • Agree on what's included (fittings, furniture, parking)
  • Sign a written agreement to sell with the price, payment schedule and registry date
  • Pay by bank transfer only, and keep every receipt

Stage 6: Loan and registry

  • Submit the property papers to your bank for legal and technical checks
  • Once sanctioned, the bank pays the seller as agreed
  • If the price is ₹50 lakh or more, deduct 1% TDS from the payment to a resident seller and deposit it with the Income Tax Department — ask your CA or bank to help
  • Register the sale deed at the sub-registrar's office — consider registering in a woman's name or jointly, as Uttarakhand offers a stamp-duty concession for women buyers (confirm the current rate)

Stage 7: After you move in

  • Apply for mutation in your name with the municipal and revenue offices
  • Transfer the electricity and water connections
  • Keep originals safe and scanned copies in the cloud
  • Claim tax benefits on your home loan each year
