Noida Extension (Greater Noida West): A Buyer's Guide

Greater Noida West — widely known as Noida Extension — has become one of the busiest apartment markets in the NCR. It's popular with first-time buyers and young families looking for a gated society at a lower budget than many parts of Noida.

Where it is and who runs it

Despite the name, Noida Extension falls under the Greater Noida authority, not the Noida Authority. That matters for approvals, transfers and authority dues. Like Noida, most land here is leasehold.

What it offers

• a large number of gated societies with clubhouses, security and power backup
• newer buildings, often with modern layouts
• prices that are often lower than in comparable parts of Noida

What to check

Delivery and occupancy

The area has seen a lot of construction. For any flat, check whether the building has an occupancy certificate, and for under-construction projects check the UP RERA record and the builder's history of delivering on time.

Registry status

Make sure registries are actually happening in the project you're considering. Ask the builder and existing residents, and check that the builder's dues to the authority aren't holding up registration.

Society life

Visit in the evening and at weekends. Check lifts, water supply, power backup and how well common areas are maintained. Ask whether the residents' association has taken over maintenance.

Commute

Time your journey to work at peak hours, and check the distance to the nearest metro station.
