How to Check a Builder's Track Record in NCR
Six checks to vet an NCR builder before you book an under-construction flat.

When you book an under-construction flat, you're trusting the builder to deliver. In the NCR, where many projects have been delayed, checking a builder's track record is one of the most important steps you can take.
1. Look at completed projects
Ask the builder for a list of projects they've completed, not just launched. Visit one or two:
- were they delivered roughly on time?
- did they get an occupancy certificate?
- is the construction quality holding up?
- has the society been handed over to residents?
2. Talk to existing residents
Residents will tell you what brochures won't: delays, quality issues, how the builder handled complaints, and whether promised amenities were delivered.
3. Check RERA records
On UP RERA or Haryana RERA, look up the builder's projects:
- declared completion dates against actual progress
- quarterly updates
- complaints and orders against the builder
4. Check the financial position
Signs of trouble include stalled sites, frequent changes in launch dates, and unusually aggressive discounts or "assured return" schemes. Banks that have approved the project for home loans have done some checks, but don't rely on that alone.
5. Read the agreement
The agreement for sale should state the possession date, delay compensation, specifications and the payment schedule. Under RERA, the builder can't take more than 10% before a registered agreement.
6. Watch for red flags
- no RERA registration for a project that needs it
- pressure to pay quickly or in cash
- possession dates that keep moving
- many unresolved complaints
