Ready vs Under-Construction Flats in NCR
Delivery risk, price and GST — choosing between ready and under-construction flats in the NCR.
SSite Admin · · 5 views
The NCR has seen many delayed housing projects over the years, which makes the choice between a ready-to-move flat and an under-construction one especially important here. Here's how to weigh it up.
Ready-to-move flats
- No delivery risk — the building is complete
- See exactly what you get — the flat, the society, the neighbours
- No GST on flats with an occupancy or completion certificate
- Usually a higher price than booking early in a new project
Under-construction flats
- Often a lower price, especially at launch
- Payments in stages linked to construction
- A brand-new flat with modern design
- But you carry the risk of delay, and may pay rent and EMI together
Reducing the risk
- check the project on UP RERA or Haryana RERA — see our guides for UP and Haryana
- look at the builder's completed projects and talk to their residents
- tie payments to construction stages, not dates
- read the agreement for the possession date and delay compensation
- prefer projects approved by several banks
For resale flats
Many buyers in the NCR choose resale flats in completed societies — the building exists, the society is running, and you can check everything. Make sure the occupancy certificate is in place and, in Noida and Greater Noida, that the transfer memorandum process is clear.
Which should you choose?
If you need certainty or must move soon, choose ready-to-move. If you can wait and the builder has a strong record, an under-construction flat may save money.
