Buying a Residential Plot in Kashipur: A Practical Checklist
Thinking of buying a plot in Kashipur and building your own house? Here is what to check on the ground and on paper before you pay.

For many Kashipur families, the dream home starts with an empty plot. You decide the layout, build in stages as your budget allows, and the land itself tends to hold its value. But a plot also carries more risk than a ready house — there is no building to inspect, and problems with the land or the colony only show up later.
Here is a practical checklist.
On paper
Is it really residential land?
This is the most important question. The land should be recorded as non-agricultural (converted for residential use, commonly called a 143) or lie within an approved residential colony. Cheap plots on agricultural land are common, and you may not be able to get a map approved or a home loan on them.
Clear title and mutation
Check the sale deed chain, the latest khatauni and mutation in the seller's name, exactly as you would for a house. Our document checklist for Kashipur covers this in detail.
Colony layout
In a plotted colony, ask to see the approved layout plan. Check that your plot number, size and the road width on the plan match what you are being sold.
On the ground
Road access
The plot should face a public or colony road, ideally at least 20–30 feet wide so trucks can deliver material and you can park later. Be careful with plots reached only through someone else's land.
Drainage and level
Visit during or just after the monsoon. Low plots in Kashipur's flat Terai land can collect water; filling and raising a plot adds to your cost.
Electricity and water
Ask how far the nearest electricity pole and water line are, and who pays to bring them to your plot.
Boundaries
Walk the boundaries with the seller, compare them with the deed, and ask the neighbours whether they agree. Put up boundary pillars or a wall soon after you buy.
Where to look
Ramnagar Road has Kashipur's widest choice of plotted colonies. Plots are also listed along Bajpur Road and Aliganj Road, and in Tanda Ujjain, Bhagwantpur and Chamunda Vihar. Each lane is different, so compare a few before deciding — our area guide to Kashipur can help you shortlist.
Budget for building, not just the plot
Before you buy, get a rough construction estimate from a local contractor for the house you want, and add the cost of the map approval, boundary wall, connections and any filling. Then compare the total with ready independent houses in Kashipur — sometimes buying ready works out cheaper.
