Housing sales across India's seven largest cities rose 3% year on year to about 1,00,220 units in the July–September 2026 quarter, according to data from property consultant Anarock released on 28 September. A year earlier, sales stood at about 97,080 units.
The total value of homes sold rose about 2% to roughly ₹1.55 lakh crore, from ₹1.52 lakh crore.
City-wise sales: July–September 2026
- Mumbai Metropolitan Region: 31,750 units (vs 30,260), +5%
- Bengaluru: 16,670 units (vs 14,835), +12%
- Pune: 15,690 units (vs 16,620), −6%
- Delhi-NCR: 13,765 units (vs 13,920), −1%
- Hyderabad: 12,970 units (vs 11,305), +15%
- Chennai: 5,395 units (vs 6,010), −10%
- Kolkata: 3,980 units (vs 4,130), −4%
Mumbai and Bengaluru together accounted for nearly half of all sales. Hyderabad posted the fastest growth.
Delhi-NCR: fewer sales, sharper price rise
Sales in Delhi-NCR slipped about 1%, but the region recorded the steepest price increase among the seven cities, about 12%, according to coverage of the Anarock data. New launches in NCR fell about 14% to roughly 10,900 units, so fresh supply is tightening even as prices climb.
For buyers, that combination usually means less room to negotiate on new projects. Resale homes and ready-to-move units in established localities can offer better value than paying launch prices in a rising market.
Prices up, launches up, unsold stock up
- Average prices across the seven cities rose about 7% year on year.
- New launches jumped about 18% to roughly 1,14,320 units, led by Mumbai and Hyderabad.
- Unsold inventory rose about 12% to around 6,30,590 units.
Anarock chairman Anuj Puri said the upcoming festive season is expected to boost residential demand, building on the momentum seen in the September quarter.
Not all data agrees
Data firm PropEquity, which uses a different method, reported that sales in the September quarter fell about 6% to around 1.03 lakh units. Different consultants track different cities and count sales differently, so treat any single quarter's number as a direction, not a precise measure.
What this means for you
- Buyers in NCR: prices are rising faster than sales, so compare ready homes with launches and check the builder's UP RERA registration or Haryana RERA registration before you book.
- Sellers and agents: steady demand and higher prices make this a reasonable time to list. You can list your property free on 6X Properties.
